- To book one of our properties, firstly you need to ensure that it is still available by downloading our latest availability checker.
- If the property you like is still available you can request a reservation booking form by contacting studentproperties@urban-creation.com.
- All reservations are on a first come, first served basis.
- When you have reserved your apartment, the tenancy agreement must be signed alongside the tenancy deposit which equals to a months worth of rent. Once you have signed the tenancy agreement, you are liable for the rent responsibility for your tenancy.
- You will also receive a welcome pack on your arrival with information on maintenance and living in our apartments.
Yes, by booking an apartment a £200 reservation deposit will be required.
Please note: When you have reserved your apartment, the tenancy agreement must be signed alongside the tenancy deposit which equals to a month’s worth of rent. The £200 reservation deposit will be used to cover part of the tenancy deposit.
If a booking is cancelled before tenancy agreement has been signed, costs for administration such as arranging viewings and preparing the reservation document will be deducted from the £200 reservation deposit.
All utility bills such as gas, electricity, water, WIFI and TV licence are included within your rent price.
You also receive contents insurance covered by Endsleigh when you sign up to one of our tenancy agreements.

You don’t need to do anything to activate this cover, but it is important for you to check and ensure that you fully understand the protection provided and whether it is sufficient for your needs. If a booking is cancelled after the tenancy agreement has been signed, there will be a £180 administrative cost for changing tenancy.
You will be liable for the for the rent until a new tenant has been found to take over the tenancy.
You can move in anytime after the tenancy start date. However it is always good to let us know your estimated move in date.
We are pleased to be able to cover our tenants contents by teaming up with Endsleigh insurance.

All of our apartments include ovens with hobs, fridge, sink and ample storage for all of your pots and pans. You will need to provide your own pots, pans, cutlery and utensils.
All of our bedrooms include a double bed, however you will need to bring your own bedding.
All of our properties include a smart HD TV in each of them.
All of our apartments are move in ready. We provide desks, storage space, double beds and sofas for the living area. Where able, we also provide dining tables if space allows.

We have an on hand maintenance team to help with any issues you may have. You can
contact our office by phone or email during office hours (Monday – Friday 9am -5pm,
excluding bank holiday), and we can also arrange a visit from our maintenance team.
For any emergencies out of office hours, you can contact our external security team for support. However call out charges may be applied.
There is bike storage in all our of student properties, therefore you do not need to keep your bike in your apartment. Please make sure you have a bike lock to secure your bike.
- All of our properties are so well located that you do not need to bring a car. With excellenttransport links to the rest of the City and the University itself and an array of thing close by,you will have everything you need on your doorstep.
- Train stations including Clifton Down railway that takes you the main Bristol Temple Meads station are also close.
- We offer washing and drying machines in all of our properties. Some apartments have these in their rooms, whilst others have communal laundry rooms.• You will need to check each specific property to find out which yours has.
All of our properties include recycling facilities on site.
We understand from time to time that you will want friends or family to stay. However, we normally allow up to 2 days for these visits and guests are not allowed their own keys. It is always good to let us know when you have guests staying.
We have a strict no smoking policy in all of our properties.
There will be a smoking penalty if evidence of smoking in the apartment is found.
It is your responsibility to ensure you keep your room to a clean and tidy standard.

We do run regular management visits which normally occur every 6-8 weeks to ensure the rooms are being maintained to a good standard.
We will however provide notice for these checks.
